Two painters look at the same house. One quotes $4,200. The other quotes $9,800. Neither is lying. They measured different things, planned different prep and priced different paint.
That gap is why the cost to paint the exterior of a house confuses so many people. Most quotes hide the math. We build painting takeoffs for contractors across the US, so we will show you the math instead.
Angi’s 2026 data puts the average cost to paint the exterior at about $3,180, with most homeowners paying $1,800 to $4,600. Most jobs run $1.50 to $4.00 per square foot of paintable wall area. Large, multi-story or poorly kept homes often land between $6,000 and $12,000 or more.

Paintable Area Drives Every Quote
This is the most common pricing mistake. Your home’s floor area is not the area a painter covers. Any estimate of the cost to paint house exterior walls starts with the walls, not the rooms.
A quick way to find paintable area:
- Measure the home’s outside perimeter.
- Multiply by wall height (about 9 feet per story).
- Add gable triangles (½ × base × height).
- Subtract windows (about 15 sq ft each) and doors (about 21 sq ft each).
A single-story home usually has less paintable area than its floor area. A two-story home often has more. Two homes with the same floor size can differ by hundreds of square feet of wall.
Cost to Paint a House Exterior by Size
These ranges use $1.50 to $4.00 per square foot of paintable area. The low end fits vinyl siding, light prep and a lower-cost market. The high end fits wood siding, heavy prep and a costly metro.
| Paintable Wall Area | Low | Mid | High |
|---|---|---|---|
| 1,000 sq ft | $1,500 | $2,750 | $4,000 |
| 1,500 sq ft | $2,250 | $4,125 | $6,000 |
| 2,000 sq ft | $3,000 | $5,500 | $8,000 |
| 2,500 sq ft | $3,750 | $6,875 | $10,000 |
| 3,000 sq ft | $4,500 | $8,250 | $12,000 |
| 4,000 sq ft | $6,000 | $11,000 | $16,000 |
Stories and Access
Height adds labor fast. Crews move ladders more, work slower and need more safety gear. Second-story walls often need extension ladders, staging or a lift. Steep lots, decks and landscaping near walls slow the work further.
Angi reports that a two-story home can cost up to 50% more than a single-story home. Some painters also add height surcharges, from about 30% for walls above 8 feet to 120% for walls above 19 feet.
| Home Height | Typical Paintable Area | Typical Cost |
|---|---|---|
| One story | 1,000 to 1,500 sq ft | $1,500 to $3,500 |
| Two story | 1,500 to 2,500 sq ft | $3,000 to $6,200 |
| Three story | 2,500 to 3,000 sq ft | $4,500 to $10,000+ |
Scaffolding or lift rental on tall or steep sites adds to these figures.
Cost for Exterior Home Painting by Siding Material
Siding changes the prep, the primer and the paint. Rough surfaces like stucco and brick soak up more paint. Wood needs the most scraping and the most frequent repaints.
The low end of each range below reflects light-prep jobs (Angi, 2026). The high end reflects full repaints with standard prep built in (Fixr). Siding in poor shape can cost over 60% more to paint.
| Siding Material | Cost per Sq Ft | Main Cost Drivers | Typical Repaint Cycle |
|---|---|---|---|
| Vinyl | $1.25 to $5.80 | Cleaning, vinyl-safe color (light shades) | 8 to 12 years |
| Aluminum or metal | $1.50 to $4.30 | Chalk removal, etching or bonding primer | 5 to 10 years |
| Fiber cement or engineered wood | $3.10 to $5.80 | Joint caulking, edge sealing, premium acrylic | 10 to 15 years |
| Stucco | $1.50 to $5.05 | Crack repair, breathable elastomeric coating | 7 to 12 years |
| Wood or cedar | $1.00 to $5.80 | Scraping, sanding, rot repair, stain-blocking primer | 5 to 8 years |
| Brick | $1.50 to $5.40 | Deep cleaning, masonry primer, breathable paint | 15 to 20 years |
| Concrete or masonry | $1.00 to $5.40 | Crack repair, masonry primer | 10 to 15 years |
Painting brick is a one-way choice. Once painted, it needs repainting for life. Many owners pick a mineral stain or limewash instead.
Labor vs. Materials
Labor is the biggest line on any exterior painting service cost. Prep alone can eat half the labor hours on an older home.
The Bureau of Labor Statistics put the median wage for construction painters at $23.75 per hour in 2025. Contractors bill far more than that. Angi reports billed rates of $25 to $100 per hour per painter, or about $1 to $3.50 per square foot for labor. The billed rate covers payroll taxes, insurance, workers’ comp, travel, equipment, overhead and profit. That is why exterior house painting rates run well above the wage.
Labor, including prep, made up roughly 80% or more of the direct cost in our sample estimate below. Paint and primer took most of the rest. Supplies like caulk, tape and plastic were a small share. Access equipment such as ladders, staging or a lift grows that share on tall homes.
Exterior Paint Prices by Type
The cost of exterior paint itself is small next to labor. Even so, the paint you pick decides how long the job lasts.
| Paint Type | Price per Gallon | Notes |
|---|---|---|
| Latex or acrylic latex | $20 to $50 | Standard for most siding |
| Oil-based | $20 to $60 | Used on some trim and metal, slower drying |
| Premium acrylic or elastomeric lines | Often $70+ | Longer life, better fade and crack resistance |
| Primer | $15 to $80 | Most pros include it in the quote |
Most exterior paint covers 250 to 400 square feet per gallon per coat. Rough siding sits at the low end. Smooth siding sits at the high end. Cheaper paints tend to peel, crack and fade sooner.
Gallons needed = paintable area × number of coats ÷ coverage rate
A 2,000 sq ft paintable area with two coats at 350 sq ft per gallon needs about 12 gallons. Add primer for bare wood, repairs and big color changes.
Prep and Add-On Costs
Prep decides whether paint lasts 4 years or 14. It also explains most price gaps between quotes.
Standard prep is usually already inside the $1.50 to $4.00 all-in rate. That covers washing, light sanding, basic caulking and masking. The items below show what each task costs when it is priced on its own or when a home needs more than standard prep.
| Prep or Add-On Item | Typical Cost |
|---|---|
| Power washing | $240 to $400 per home |
| Paint stripping or heavy scraping | $0.50 to $2 per sq ft of affected area |
| Caulking the home’s perimeter | $200 to $500 |
| Recaulking windows | $50 to $70 per window |
| Siding repairs | $2 to $50 per sq ft (often about $600 per job) |
| Trim | About $2 per linear foot |
| Gutters | About $500 |
| Exterior doors | Priced per door |
| Second trim or accent color | Adds labor for cutting in and masking |
| Mold remediation | $1,100 to $3,400 |
| Permits (where required) | $200 to $300 |
Lead Paint in Pre-1978 Homes
Homes built before 1978 may have lead paint. The EPA Renovation, Repair and Painting (RRP) Rule covers paid work that disturbs this paint. On exterior jobs, disturbing more than 20 square feet of painted surface triggers the rule. Then an EPA-certified firm must do the work with lead-safe practices. That means containment, plastic sheeting, special cleanup and record keeping. It adds real time and cost, so a good quote names it up front.
How Location Changes Exterior House Painting Rates
Labor rates, licensing, insurance and demand change by region. We price every painting line to the project’s zip code for that reason. Angi’s regional data for a 1,500 sq ft home shows the spread:
| Region | Average Cost (1,500 sq ft Home) |
|---|---|
| New England | $4,800 |
| Far West | $4,500 |
| Mideast | $4,300 |
| Southeast | $3,315 |
| Great Lakes | $3,000 |
| Rocky Mountains | $2,900 |
| Southwest | $2,400 |
| Plains | $2,300 |
Hot sun in Arizona fades paint faster. Humidity in Florida calls for mildew-resistant coatings. Labor in California and New York costs far more than in Texas. A national average only gets you close.
Sample Estimate: Two-Story Home
Here is a real-style takeoff for a two-story home with 2,240 sq ft of floor area. The footprint is 28 × 40 feet with fiber cement siding.
Paintable area:
- Walls: 136 ft perimeter × 18 ft = 2,448 sq ft
- Gables: 2 × (½ × 28 × 7) = 196 sq ft
- Less 18 windows (270 sq ft) and 2 doors (42 sq ft)
- Net paintable area: 2,332 sq ft
| Line Item | Calculation | Cost |
|---|---|---|
| Power washing | Whole house | $350 |
| Scrape, sand and spot prime | 700 sq ft × $1.00 | $700 |
| Caulking | Perimeter and window joints | $400 |
| Body painting labor (2 coats) | 2,332 sq ft × $1.25 | $2,915 |
| Finish paint | 14 gal × $55 | $770 |
| Primer | 3 gal × $45 | $135 |
| Trim and fascia | 520 LF × $2.00 | $1,040 |
| Exterior doors | 2 × $175 | $350 |
| Supplies | Tape, plastic, rollers | $250 |
| Second-story access | Ladders and staging | $400 |
| Subtotal | $7,310 | |
| Overhead and profit | 15% | $1,096 |
| Total | $8,406 |
That works out to about $3.60 per paintable square foot. It sits in the upper part of the national range. The second story, heavy trim and full caulking explain why.

DIY vs. Hiring a Pro
Doing it yourself cuts labor, but labor is where the skill lives.
| Factor | DIY | Professional Crew |
|---|---|---|
| Typical cost | About $500 to $1,000 in materials, plus any equipment rental | $3,000 to $8,000 for a 2,000 sq ft paintable area |
| Time | Several weekends for most homes | 3 to 7 working days |
| Equipment | Buy or rent sprayer, ladders, scraper | Included |
| Ladder risk | All on you | Insured crew |
| Warranty | None | Often 1 to 5 years on labor |
| Best fit | Single story, sound siding | Two story, older or damaged siding |
When to Paint and How Long It Lasts
Most exterior latex paint needs surfaces and air above about 50°F, though some products work in cooler weather. Late spring through early fall is the main season. Painting in the shoulder months can bring better scheduling and sometimes lower rates.
A good paint job lasts 5 to 15 years. Siding type, sun exposure, paint grade and prep quality decide where you land.
How to Read and Compare Quotes
A cheap quote often means less prep, fewer coats or lower-grade paint. Compare line by line before you sign.
- Paintable area in square feet, not just floor area
- Number of coats on body and trim
- Paint brand, product line and sheen
- Prep scope: washing, scraping, priming, caulking
- Repair allowance for rotten wood
- Lead-safe practices for pre-1978 homes
- Access equipment for upper stories
- Labor warranty terms and length

Frequently Asked Questions
What does a 2,000 sq ft home cost to paint? When owners ask how much to paint outside of house this size, the usual answer is $3,000 to $8,000. The exact number depends on paintable wall area, which can be higher or lower than 2,000 sq ft. Story count, siding and prep move the price within that range.
Is trim included in a quote? Sometimes. Many quotes fold basic trim into the cost to paint exterior of home, while others price fascia, soffits, shutters and doors as extras. Ask for trim to be listed as its own line.
How many coats does an exterior need? Most jobs need two finish coats. Bare wood, repairs and big color changes also need primer. A dark-to-light switch may need a third coat.
Is painting cheaper than new siding? Yes, by a wide margin. A repaint costs a fraction of new siding. Siding replacement only makes sense when the boards are failing.
Do painters charge by the hour or by the job? Most exterior painters quote a fixed price per job. That price is built from square footage, linear footage of trim, prep hours and materials.
Final Thoughts
The cost to paint a house exterior is not a mystery once you measure the right surface. Start with paintable wall area. Then add prep, height, siding type, paint grade and local labor rates.
